Terms and Conditions

All accommodation is offered subject to availability at time of receipt of deposit and at the tariffs applicable according to season.

Rooms must be vacated by 10.00am on the day of departure.

In the event of a cancellation or curtailment, should the accommodation not be re-let, the person who booked the room will be liable to pay for the total cost as per the reservation.

Deposits are not refundable but will be deductible from any claim for compensation arising out of any cancellation or curtailment of the contract.

If the deposit has been paid using a credit card authorised account number, then any payment due, owing to cancellation, will also be made on this same account number by the proprietor.

The proprietors reserve the right to amend, curtail or terminate any contract should the conduct of any person who is party to that contract cause any detriment to the well being of other guests or proprietors.

When booking your holiday you are entering into a legally binding contract and it is recommended that you take out holiday insurance cover.

Useful Information

Our check-in times are from 16.00-21.00 (outside these hours by prior arrangement), in the morning all rooms must be vacated by 10.00 for house keeping.

Payment for accommodation is on arrival via cash or credit/debit card. Payment by cheque must be 5 days before arrival in order for funds to clear.

Full English Breakfast served from 0730-0830 outside these hours by prior arrangement.

Information for Smokers

Smoking is not permitted within the house.

Any guest wishing to smoke may use the front garden seating area where an ash tray has been provided for your convenience.

Smoking in any room or area of the house is strictly forbidden and against the law. Any persons found smoking in the house will be asked to leave immediately forfeiting all monies and services due. Furthermore we reserve the right to charge the guest a fee of £80 per room for the cleaning and removal of smoke residue and odour in addition to any physical damage.
